"I've had several speakers bail on me after making commitments to participate"That's unfortunate.They should have never made a commitment they can't keep.That is bad business.My mom who is widowed now tells me the story every now and then of honoring your commitment.Her father would tell her that if she made a commitment and a guy asked her out in high school and she accepted that later on that week if a guy asked that she wanted to go out more with she would have to decline.

They routinely turned off pool equipment against the lease, they secured the yards irrigation system (we just had the entire front yard done right before they moved in), 3 foot tall weeds in the front yard, and let brown widows infest the back yard.

well heres the back story, the seller and her husband had the house on the market for about half a year, because the husband was diagnosed with brain cancer, they wanted to sell the house before he died so the wife and kids didnt have the burden, well he died last month, so the seller is a grieving widow, and having to deal with a scum bag tenant who prolonged the house sale long enough for him to pass before it could complete.
