We take ID's for all guests (in a website called Chekin) so would have documentation the booking guest is above 21.

I don't mind setting things up on platforms like AirBNB and VBRO and even setting up my own website for direct bookings. 

I do like now though on our sig blocks we can put our website and then link to our projects but you know those could be fake to I could be faking all my projects.. :)
