Where any broker will take you since you give them a cut from your commission or pay a fee per transaction.

Dont waste your time game-planning.

You might make less, but you cut a lot of costs, make the 1031 exchange easy and maybe worthwhile. 

I wasted too much time trying to piece it all together and when you're in different states it's all the more challenging to make sure everything is legit.

It is what is left after snow removal, cutting the grass, utilities, tenant issues, parking lot issues, property taxes, mortgage payment, etc. that make a difference.

Look for ways to increase profits but without cutting corners.

Its not usually cut and dry so more of the story would help.

Their interest, like a real estate agent, is simply to churn incoming flows of money at a high rate in order to get their Commission and their cut.

OTRCH operates a couple of what I call "wet rehab" centers meaning congregate housing for persons otherwise homeless and there are several other agencies like "First Step House" etc. that might be interested in a presence in this block.Or you could cut your losses and put it back on the market under the "greater fool theory."
