For your specific question about doing a JV on the loan, my suggestion would be that both go on the loan and then do a separate joint venture agreement...because you can not have an LLC on the loan for those loan types, they need to be in your personal names.I am not a lender so maybe one of my lender friends could chime on exactly this would work @Zack Karp, @Michael Facchini, or @Jose Valdovinos?

Quote from @Chris Barrett: Yes, and if the buyer isn't able to close due to reasons other than allowable in the OTP you will lose your EMD and they'll owe you money that they apparently couldn't pay in the first place...As the person bringing the EMD you are essentially Joint Venturing on the contract and as such you have the right to cancel the contract just as much as the wholesaler.

I wanted to bring in more houses, I wanted to take pictures with the guys and our remodeled houses like trophies and make media to bring in more sales, perhaps joint venture with other investors and grow a really strong powerhouse of a team and take on tough, challenging places and really beautify an old neighborhood.
