I'm curious what others have run into when comps are very limited. 

I immediately began running numbers for a rent-by-the-room scenario for travel nurses. 

Direction Cracks that run diagonally or horizontallyCracks that run at a 45-degree angleOther signs Cracks that appear suddenlyMultiple cracks, especially if clustered togetherCracks that widen over timeDoors and windows that don't close properlySagging ceilings or leaning wallsSigns of water leakage  -------------------------------------Just annoying stuff...fun, huh?

I've seen many investors get burned because they failed to understand their hard money loan terms/rates, even if they did acquire what should have been a home run deal. 

Small upfront investments in expertise can save you big in the long run.

Personally, I've felt the investment has been poorly run in almost every possible way.

Yes I have known it to work because the owner is not a push over, enforces policy and can make it run good......however, do you have the right personality to do this, AND if you move out can you continue to have the house run smoothly with no one in charge.
