There are lenders out there spending a ton on advertising with an army of correspondent's funneling them loans and many can very well be one and done borrowers because the loan servicing/construction admin is lousy. 

There are not a ton of comps on Zillow or other websites that I have checked and it was last sold a while ago so even these resources are unable to give me a quote.  

Surprisingly there are not a ton of units available, saturation is not a huge issue in those specific areas. 

All that means is you've got bring your best to all aspects of the property and the listing itself -- location, furnishings, photography, heck, even the listing headline all matter a lot.At the risk of pitching here, my wife's YouTube is filled with a ton of great MTR content on setting up a listing.

My original plan was to utilize a real estate agent to be my property manager that I met through a Dave Ramsey referral program, but I'm exploring if I should attempt this on my own.  

Because we live in Wisconsin where winter sucks and there isn't a ton to do we decided to take our receipts from Aldi into our local grocery store and compare costs. 

I'll be moving from California and only making a 50k  salary, but this job will cover housing and utilities.

It's obviously not a ton of money but how do you guys recommend me investing with it?
