Real- Estate  is a lot tougher game now because of technology now allowing buyers, sellers to access the market using the internet without using agents but  you do have hot areas that can support  more bodies .

Are you looking for a turn-key property or something along the lines of a "fixer upper"? 

@Mohammed Rahman Queens and Brooklyn would be the absolute best because I work on the upper east side of Manhattan but I haven't seen any properties there that are affordable and in decent neighborhoods!

There are duplexes being sold on the mid - upper range of that price bracket, that need a little work. 

Not to get too into the weeds, when you are face to face with someone, you can watch for mannerisms and non-verbal body language. 

You would want to buy a fixer upper of course.  

Let's say you accidentally use bleach on your nice white sheets and all the body oils get bonded to the fabric and are yellowing.

A lot less demand will be tangible in areas that are not on the upper end of the K recovery(finance, tech, industrials) which will display real pent up demand.
