We also have a strict policy that anyone 18 or older living on the premises must be properly screened and approved. 

The rules of the game are simple, can be read and understood in less than a day.

Social media is a double edged sword, that I don't think a lot of syndicators fully understood when tapping into it.  

But honestly, the idea that income can vary as much as 30-40% based on marketing and management isn't well understood.

I've never understood why the investor can't pay for the "finish materials", the contractor pay for the "trade materials" (grout, nails, backerboard etc.) and then just charge a flat rate for managing the project?
