Our inventory - we are a tiny state, however we have a very healthy RE market especially in and around the Burlington, VT area (we were very much unaffected by the bubble burst in 2008/9) and many of the other "Cities".

You will have reduced the number of payments required, but cash flow is unaffected unless as someone stated you have PMI that will drop off.

So as rates go up or down, the buyers simply move up or down in price range with the rates while the property values remain unaffected by rates.

So within the policy the CV is unaffected by loan taken against the CV as collateral however it does affect the net surrender value and death benefit because at death or surrender the the policy owner would receive the net between CV - loan balance remaining - surrender cost (if any).

@Cory H.Yeah my small bank is the same way, unaffected still underwriting loans, but only the 50% of the people are working.
