Every day I receive calls from out of state investors who paid far too much for their property in my opinion and it always is because they trusted others too much instead of performing their own research.

I say this as I would caution you to allow anyone access to your books who you do not trust 100% or a CPA.

He’s over cautious, so I’d like to see what sort of language is there there regarding the deed of trust.

Since you’ve got a partner, an operating agreement is super important; trust me, I’ve seen friendships crumble over “handshake deals.”

I say take a gamble for anyone in which its even possibly feasible for and trust they're process. 

I use Enterprise Bank and Trust out of KS and everything I do with them is online.

I would more trust a mentor who was part-time, spending maybe 10% of their time mentoring and the other 90% doing deals.
