At times you can find discounts in marketing to this niche. 

The issue though will be a lender will not give you 100% acquisition if thats what you are trying to do by getting it at a discount. 

I’m trying to sell it at a discounted rate just to get out, but having no luck.

I would certainly try to rent it, even at a discounted rate, until the next school cycle. 

Like any other wholesale market, I "buy" a loan from a lender at a discount and mark it up for my profit.

And, FMV on 1/6/25 is not FMV today because now you don't have a lot in an established neighborhood, you have a lot in a disaster area which comes with the challenges I listed above.We built about three dozen "fire lot" homes after our fire--all lots acquired off MLS or from owners that came to us (we didn't market for lots), and not at a price that anyone would call a "discount". 

On the other hand, you can flip in any neighborhood as long as you are buying at a steep discount below ARV. 

I have seen a tremendous difference in terms of how my property performs now. 

@Miguel Del Mazo I “gift” my residents a small discount on their January rent.

I would attempt to negotiate with LL the scope of work required for the discount.
