If you must have carpet, go with something neutral like you mentioned.Darker tans or something with a speckled pattern would be nice and hide stuff.

I’ve see exactly the same pattern of wildly optimistic night rates and occupancy claims 2x what they are in real life.

But on the flip side the lake keeps our summer temps in check.This year will be a la nina pattern, so let's see if that makes a difference.

Also with stucco siding tile roofs No major weather issues desert landcaping etc etc.. maintenance is quite easy and very cheap compared to other areas of the country.

Cheap suction cup didn't work for the vinyl plank tiles, but the $30 double suction worked good.

You could also use tile - though not my personal aesthetic choice.
