Granted the 0% LTV will produce better cash flow, but in the San Diego over the last 2 years the cash flow pales in comparison to the appreciation.

So to get back to your question of cashflow..... and whether it actually grows after 5 or 10 years.... an investor will know that even if the cashflow increased by 100%, the amount gained would pale compared to the possible gains to be made from a reinvestment of that equity.OK, for a moment forget all that big picture stuff and let's get back to what you were asking.

@Michael Paling first, send deed in and ask them to STOP making payments to previous owner/PMC.Then you'll need to fill out the transfer form, which asks for seller's signature, but isn't required.Other then that, you'll have to deal with the red tape of the housing commission.

They obviously try to pay the least taxes as possible but even if they have to dish out several million dollars in taxes every year, their lifestyle and wealth pales in comparison to worrying about taxes plus that's what they hire/pay people to handle for them.
