Hey Joshua,I'm currently in the throws of a development project in Brooklyn, and the $300 a sf model is a little light, especially if you plan on decent finishes. 

You are absolutely right, this residential care model is needed EVERYwhere and the demand will only double over the next decade, but supply will continue to fall behind.

If the LLC purchases a property and is sued for something related to the property, chances are I would “survive” any attempt to sue me personally (absence fraud).
