if someone else comes along and wants to put 50% down on a great property, and they have sufficient cash and reserves, great!

And never being “at risk” is it even sufficient to legally bind a seller?

If searching on your own is not sufficient, try making a connection with a new real estate team - there are bound to be real estate teams specializing in investor-focused purchases2.

For some reason I think that this will lead to problem guests.I just don't see the need and I have never been asked.Frankly, good photos and maybe a plan layout should be sufficient.

There are two aspects to being an investor in a Reg D 506c offering who’s unaccredited and did not provide sufficient proof of accreditation (one could possibly obtain needed docs and in this case the sponsor would be the victim  of fraud).
