This was a new purchase with a few vacant units so I couldn’t prevent the vacancy at this time of year but going forward I will make sure none of my leases are expire in NOV-DEC.

Things are different now and we certainly aren't in anywhere near the same situation as 2005, but it's interesting how a similar environment of sustained prosperity makes the exact same kind of "new and innovative strategy" companies pop up.And based on the responses I'm seeing, I'm sure these guys do a bang-up job of selling their strategy and motivating their clients...not a bad thing at all if it leads to a change in their mindset about money and how to build wealth.

In the long run, Roth-style retirement accounts beat the Traditional retirement accounts.

However, we typically use the FHA-203k loan because it involves a renovation, which I highly recommend if you are looking to really boost your equity and have the cost of the renovation wrapped into your loan with a VERY LOW AMOUNT OUT OF POCKET.I like the FHA loan, but honestly, the Fannie May Home Style is an even better product at this point because you just have to bring a bit more cash to the table 5% vs. 3.5% (w/ FHA), but you have a bit more flexibility.  

Innovative approaches like these are key, you always have to move, adapt and think to figure out a smart approach and make it work for you in today’s market, your case is a great example.
