@Alex Hymanson  you should read the book...Storing Up Profits. 

The seller had the place for 10 years, in the beginning the tenant was 83 years old, figure the tenant would die in the few years, or move to a nursing home, never bothered to renew leases like 5% of $90, that he left it alone since he had 4 stores paying crazy market rents on the ground floor.

I paid off 19 units last year - 17 apts, a store and a house.

Location. 25 minutes to beach, 40 minutes to Florence, 15 minutes to Pisa, 60 miles to snow skiing.  10 minutes to Home Depot style store, etc.  

Go to a thrift store and see what they have.

Selling to the wrong buyer can become more expensive than carrying the home for slightly longer.I will buy my bath/kitchen fixtures at a plumbing supply house and not a big box store.

However the thermostat is mounted  to the wall a few feet from the front door in a highly accessed retail store where the door is constantly opened.

Then they would take the dryer back to the store and sell them a gas dryer I can’t see how this happens other than you trying to rent out a property with no dryer installed?

The contractors you run into inside & outside the store, will be hard workers.Good luck!
