It'd have to be a stellar property to still perform well enough outside of these owner use weeks.Someone gotta operate it, so guessing maybe another 20% of revenue goes to a mgmt company.  

Since he already said his landlord may give him a so-so reference, you need to find out what the cause of the less than stellar reference is.  

After several less-than-stellar experiences with OOS investing, I've decided to try to invest close to home in Austin.
