Hi @Guy Idan, like others in this tread said, is important that you "vet" the Syndicator (aka sponsor) - every component of the syndication is important (the property location and the local economic drivers, property class, the loan type, property management company, the sponsor, etc.) but I would say this is more as a bet on the jockey than on the horse.

IE change your drivers license to reflect both addresses and pay the bills on both to make it like both are your primary residence? 

@Ashish Acharya Thank you so much for your feedback, I completely agree and have included seasonal trends and will look into economic factors including rental demand drivers.

That search will reveal you are om title and have "Vested" interest in a property that you reside in that matches your Drivers license, income docs, etc.

My company uses ShowMojo Self guided showings ... you can customize it to ask several questions and then it gets a copy of their drivers license to identify that they are who they say that they are.

The IRS knows where you're registered to vote and your kids go to school and you have your drivers license. 

Projecting the growth and thus desirability and central location near the local market prime drivers is an important consideration.  

The end result - are you truly in the driver's seat of your 401k!  

I was thinking of putting the keys in a lockbox and asking the person interested for a copy of their drivers license and Credit card to make sure no damage is done to the property and keys are returned.

I just did one for Servisfirst there in Charleston.. its required along with 2 years tax's  they run  a credit report but its not the driver for loan approval or rates..
