It's a double-edged sword though, since many sponsorship groups will not be able to front the money if and when times get tough. 

I have partnered with someone for the emd and SEC fee and also have a couple of people the are considering sponsorship so they are underwriting it from there end.  

My wife has a YouTube/Social Media business (youtube ad revenue, selling of ebooks/courses, brand sponsorships, etc) and it would be a bonus (but not required) for this person to be knowledgeable about tax strategies for this type of business as well.

Where are investors who have their RE license in the Houston area hanging their licenses? Specifically, which are the best brokerages for investors? Which are the lowest cost?

I have obtained a Texas real estate license currently in Inactive status and am reviewing broker sponsorship in the Houston area and came across a broker that I had never heard of recently.

Especially SFHs (which we are putting offers in for now) and apartment complexes (where I'd really want to be but being new I'd need sponsorship).Willing to do darn near anything to get the experience I need.Day job is writing web service apis, so if there's a needed tech angle someone might find that valuable (though most folks in SEA doing this are software folk, too).So . . . anyone else to GA real estate from here and want to compare notes?

Direct mail, Facebook, Instagram, YouTube, Twitter, Bigger Pockets, LinkedIn, Yard signs, Trucks, Little League Sponsorship, City Parades, Murals, T-shirts, Hats....

That's their business model...they bring deals and capital together and there is a cost for that service (and the property pays for it...doesn't matter if it's the sponsor or investor, it's both in the end).On your other question, there are investment clubs that provide different levels of participation (passive or mentorship) and many of their members start out as passives and move into sponsorship roles. 

Am I able to post in the MLS without the sponsorship of a RE office?
