Being around people with the mindset that you'd like to have is probably one of the best ways to help shift your mindset. so in order to shift my financial mindset, I'd like to spend time with people that are at a financial level that I'd like to be at.

I am not sure what the availability of cleaners in that area so I would spend time right now see what is there before committing to a property.Also, if you are spending 2k a year on fixing or replacing stuff, you are getting the wrong guests.

There is a cost to that and the potential for having to spend more to fix things up.

I think with the time you’ll spend working on this, you could find 2-3 existing parks to buy in the meantime and not need to take anywhere near the same risk

So many "investors" bury themselves in complex, expensive situations to protect themselves from some unknown threat to their non-existent business.Figure out if you have any shooting skills (or even enjoy the game) before spending money on $600 Nikes or an indoor basketball court. 

I would more trust a mentor who was part-time, spending maybe 10% of their time mentoring and the other 90% doing deals.

Spend the money for peace of mind now.Also, make sure you're getting paid for the risk you're taking on with the foundation issues.
