That would make is more special and a no brainer IMHO.

Also when you are under contract and get condo docs, make sure to read the meeting minutes (for the past year if available) they will indicate if there are any talks of an upcoming special assessment (which you don't want).

I have one that is awesome and smart and specializes in Real Estate tax planning mostly because he is an investor as well so he is really good at what he does.  

I’ve seen many investor clients use 1031 exchanges effectively.. just be sure to get specialized tax advice.

If it is not adding up, and you can find an attorney specializing in that type of thing, it may be worth paying for a little of their time.

Not sure how they could block a sale but I imagine they told him the central heating unit for the whole complex would soon need replacement so a special assessment would be upcoming.
