If you have 8' ceilings, and a two story house, raising the ceiling height requires a huge investment, and most people like the spaciousness of higher ceilings now that they're used to them.

Property also has spacious 2 car garage that could possibily bring in additional income.

Might make the house feel more spacious overall.Would I get anything more in rent for the open plan?

The house was built in 2004 as a craftsman style house and is very spacious with 4 Bedrooms and 3 baths.

Li Wa, I'm very surprised to hear that Upper Darby is that bad...I have scoped out several neighborhoods in and around Philadelphia and Upper Darby remains one of the cleanest and spacious (few if any row houses)   There are patches of not so great streets, but for the most part I don't see anything overly negative about it.  

It will be reduced from a very cramped and cluttered 1 bedroom, 1 bath, kitchen and living area to a much more open and spacious one room studio with a full and enclosed bathroom.Why not just remove it and replace it with a new one you may ask?
