As far a a dollar goes, you cant eat it, wear it, sleep on it, or send it to someone across the world within a few minutes for pennies. 

Leather is very durable and easy to clean but more expensive.Depends on the property and your budget.Sleeper sofas give you more sleeping capacity.

I met with three different realtors and finally decided on what is essentially a large studio with sunken living room and a loft with ladder steps up to it so it could possibly sleep six if I purchase a pullout couch. 

Finally- you can eliminate 95% of the troubles and risk by simply having professional and legal screening and management processes, so don't sleep on that piece. 

We require all the roommates to show up at one time to disturb the current residents as little as possible. 

For non-primary residences, they have to follow all of the following rules to receive a permit: - the property must be a minimum of one (1) acre in size (designed as a precaution to disturbances)- The building standards of the underlying zone district must be met - Adequate parking is provided - Defensible Space requirements are met - Valid water and sanitation must be demonstrated - No more than five (5) bedrooms are in the dwelling As time goes on, they continue to become more strict on the rules listed above here, and are actively regulating it.

You will always have taxes and insurance and maintenance and capex anyway, so how much better will you sleep because you eliminated one of those expenses?

IMO Clayton will not lose anymore sleep or money over this and Bert will probably do very limited time in prison.
