Kudos to him for doing it, but his rules and his dogmatic approach is also the same thing that made Open Door Capital a horrible venture because they skip over being pragmatic.

Some may skip trace for you and giving you calling and text message integration.One thought is in my experience probably 80% of the properties don't go to sale, the first date they are posted. 

So in reality, I've made $142...luckily I have extra cash and was able to make those LOC payments without taking the Prosper money...but I cannot imagine going into my account and transferring the money out of Prosper to my bank every day over a 2-4 week span...unless you "skip" the initial month and let the cash build up...the point...it's tedious as F*&K to manage.

Since you have skip-traced lists with them you pretty much locked.

I went with my gut and dodged a bullet here since we skipped buying the property.

@Mary Lopez I recommend most investors skip multifamily properties that don't qualify for agency (Fannie/Freddie) or HUD financing. 

Better off using a mix of like mapdriven with a good CRM and skip trace company and separate mailer company.

(Like a 1031) skipping all the middlemen.
