Hey James, I have a simple log book / spreadsheet I made for clients that maybe helpful to you.

It’s not the most simple task unfortunately - definitely requires some technical skill.

Granted we only have 17 but still, I’ve never used anything except a simple excel spreadsheet and all my rental properties have a separate savings account under my main account at my local bank.

I never have to drive there, I never talk to the tenants, it's simple.

They are pretty simple loans simple interest loans ,1- 10 years .

The Rentastic (and other RE focused systems) do seem way more simple, and user friendly than QBO.

So bye-bye all the Brrr's and Multi's and what not, we need SIMPLE, right, a good simple SOLID base-hit, right. 

Nida,  as an accredited investor I have to think your smart enough to understand how this works with some simple reading on the subject.. 

I'm quickly learning that getting a mortgage isn't a simple task.
