If every year you end up with a net gain of only 3 or 4 paid for, $400/month rentals, you'll be f**ting through silk in just a few years.When you go to borrow $20K and realize that you're going to pay $4K IN C**P FEES, for which you get NOTHING, you'll come over to the "dark" side.There's an expression developed regarding the stock market but it's equally applicable to the RE market as well: "Bulls make money, bears make money, hogs go to slaughter."

Short story, but I ran into this in Louisiana, you can't have a florist (anything to do with the arangeing of flowers or sales) without having a "licensed" florist.

I have a gardener that mows, edges and trims the trees at my properties, and just recently one of my tenants was complaining about weeds growing in the flower beds and a vine that was becoming unruly.I now make it a point that the tenant understands, in writing of course, what the gardener is paid to do and what the tenant is required to do.One another note, I have addendums regarding, "smoke detector & fire extinquishers", "Info regarding Renters Insurance".

We then follow up with whichever person, department or company failed to get a perfect score on how we can improve.When we fail to get a perfect score from a resident, we have been known to have our team drop everything and send our team over to the property to personally meet with the resident, bring flowers or cookies and address their concerns.

A lot of the homes in certain areas (Lawrence Twp, Little Flower, Irvington, Bean Creek, Christian Park, etc.) are being listed for a premium (i.e. $60k, $70k) with plenty of work left to be done to them when resale history shows the most you'd get is maybe $80k or $85k.

If they have enough pride to water the grass flowers they will still do it even i they are paying the water bill.I think paying for utilites would lower your NOI.
