I do not begrudge the sellers in my current market looking for outrageous prices; I recently sold my Silicon Valley properties for equally crazy prices.

I am native to vallejo but work in silicon valley and was looking to house hack a property closer to work.I've checked crime mapping and it seems safer than most multifamilies in my price range of 500-600k in Oakland.

In 2008, I noticed that his area did not really take any major hit to home price, maybe stayed same or bit lower, during the recession that hit silicon valley.

I currently live in one of the most expensive parts of the country, the "Bay Area" or Silicon Valley.

Preference is to Silicon valley where i live, but considering over heated market here, think investing nearby may not be possible for my budget (about $450K)However there are few areas like Richmond, Stockton/Tracy in this price point, but not much upsides there.

Start at the tub and work towards the door....that way you aren't trying to work with a thin piece near the tubBefore I snap in the piece, I would probably put a big bead of silicone down on the joint between the tub and floor and then put the plank down so the silicone gets a good seal to the plank..... then later put another bead on "top" of the plank to tub joint

You stick your head out the large window opening paint the exterior trim, replace the parts that are rotting out, recaulk the window with good silicone as you see fit.
