Don't get sidetracked into flipping houses if you don't want to be flipping houses. 

My biggest problem is that I start out really fast and then get sidetracked with the next shinny object. 

With Boise having a very hot retail market, I will have to learn how to find the best deals off-marketI grew up in Portland, still have family there and although things have changed a lot since I lived there (1997) I know the metro area enough to figure out where I want to invest.I'm the biggest "shiny object" chaser, and if I can't see results before the next shiny object, I get easily sidetracked. 

That would sidetrack you considerably.One thought is to make your next purchase a "house hack" through FHA, etc. and live in one of the units for a time.

Do not allow yourself to get side-tracked. .A few words of caution are appropriate here.

I still need to fix the drywall and paint where the old cabinet left marks, but I've been sidetracked from this project lately.Just recently I removed the hideous mirror and equally hideous medicine cabinet that was recessed in the wall.
