Is there any difference if appliances cam with the purchase or were installed new after purchase?

@Brian Cam When a person has a property within a trust this just gives them a type of protection from a legality standpoint; however, this is not the best protection in my eyes (this is just my thoughts, and information that I read). 

It is inevitable that when you are in the MHP/Affordable Housing space you will have applicants who are Felons, Drug Addicts, Sex Offenders and have poor credit.Here is how I handle each of them:Felonies: It depends on the felony but we don't allow any felon that had the crime occur within the last 2+ years and I am very careful about this.Drugs: I try to be compassionate but I have found that any recent drug offenses lead to a lot of bad behavior.

In Oakland, you can't discriminate against someone with a criminal background (with the exception of a sex offender). 

Have to screen for sex offenders (Airbnb does this for you, supposedly, but most other platforms don't). 

@Cam Freeman, I use Zillow for my listings, and use their full suite of services: application and background check through Zillow, use their form leases, and even collect rent through them.

You need to work to pass through those utilities and CAM and it will perform well for you.
