.: The hate for wholesalers on BiggerPockets is insane when there are still genuine, good wholesalers out there who aren’t selling a dream.There are good wholesalers out there, but unfortunately, there are also a lot who have no idea what they're doing and some that are just scammers. 

The struggle comes when you plan to sell, pay close attention to how the bank would treat the loan in the event you would sell.Even though its a bit more work, banks are typically open to these loans as it provides them with additional collateral in the event of default.  

Selling?

I know it’s more difficult to sell this so I’m looking for a company or group of Investors that would be willing to buy as is.

So a majority of the ownership groups would want to sell, plus since they are more sophisticated owners usually would sell through a broker to get max price and not sell privately.  

Most of the methods are for advanced investors and not nearly as common or easy as portrayed by YouTube gurus selling courses for a living.

Should I combine the marketing of my PM company and my buy/sell RE services in one?

I'd also ask if you've confirmed with the agent the seller will consider only selling you 4 of the 6 (unless you have someone else that will buy the other 2)?

If you paid $950k and only get $1M after selling costs, don’t bother with the 1031.

I assume there is zero or almost zero appreciation and that’s the reason you aren’t selling tax free?
