I set a few goals for myself this year after buying my first primary residence, and up until now I’ve been scrambling.

Trying to ascertain whether that was the case was complicated by the fact that the buyer's agent apparently scrambled the buyer's address on the contract (intentionally?).

I was merely advising him to get those ducks in a row to avoid the unnecessary scramble.

I'm going to be dropping the hammer on some guests who stayed over Christmas, were SUPER PICKY about everything and had me scrambling on Christmas Day to find pots and pans that didn't have superficial scratches on them... and then left the place a total mess, didn't follow any of my check-out instructions, my housekeepers picked up an entire garbage bag worth of trash - and it was just two people!  

It's not necessary but I don't like having to scramble for $ when tax time comes around.  

If he’s willing to carry the note for ten or fifteen that may work but I’d sure hate in 5 years, to be on the hook for over half a million dollars and be scrambling to secure funds to save my butt from losing everything .

You'll also have less maint, and not have to scramble for rent-ready (which will never happen at a good time).
