Usually it's vacancy, cap-ex, or plain old maintenance.If you really want to push through and do a deal (even as a learning experience) don't saddle the deal with 100% debt financing.  

You need to do nearly all the work yourself, or you may get saddled with someone else's idea of a great deal.  

You're timing would have to be pretty impeccable though as you're going to get saddled with some serious dividends every quarter, not to mention possible capital appreciation in the meantime of any REIT.
