House hacking a single-family home with roommates is a great way to cover your mortgage while living in the property.

I am fine living in it for the first year or two and have a current roommate that will rent from me for as long as we live there, so I am not too worried about negative cash flow in the first year.

You get a place to live in yourself, tenants/roommates pay your mortgage and help you build equity, and you can purchase it as a primary residence and potentially only have to put 3%-3.5% down since you would be a first time home buyer. 

Now, this is dependent upon you being willing to have roommates, but it's a great way to take advantage of the condo/townhome market & house hack.
