What are you plans for the financing aspect (purchase/rehab and refi)?

As I am new to this and looking for cashflow using rentals, one key aspect of this investment is to ensure that the unit rents out quickly and while I do understand that cash flow to begin with might not be attractive, it can be a good investment in the long run if the location is right(as appreciation also kicks in).

I have hired another company to handle all other aspects of my financial needs.

I 100% agree with the intent aspect and that is an important premise, but the fact is in this particular situation intent for it to be personal use has been confirmed (by way of a public post).

They should not be charging a fee when the unit is empty; so the percentage vs flat fee argument has little substance in this aspect. 

Can you share some good learning resources for that aspect of things. 

Once I get a few stable long term rentals maybe consider looking into such properties and cover aspects I am able to confirm. 

I'm struggling to understand some aspects of your response, but it provides some things to think about.
