I purchased my first single-family rental last year on LLC and I did the cost segregation study on that property now I talk with my CPA and mention about the cost aggregation study for filing the last year tax return (2024)he said that I don't need to use it because anyway my tax return is going negative because of all the expenses of closing cost insurance HOA and everything so what would you suggest me that use my Cross aggregation study for my tax return or not. thank you in advance for your response .Have you spoken with your cost segregation partner?

@Paul Cijunelis thank you for this response Paul, well I firstly got interested in CRE when one of my high school teachers told me about how he does it and that kind of started my interest, I really love CRE because I've noticed it's a very lucrative and risky business like high risk high reward, but not just that I really love seeing a bunch of properties being brought back to life with renovations.

I would also send the insurance company this same letter and tell them they are going to be responsible for the cleaning and repair cost.

DC Housing told me to look up our address on affordablehousing.com, and that is the max we can rent the property, it shows $4,270, and I would like to rent it at $4500.I posted the unit on Zillow at $4500 to gauge the response, and I got 15+ applicants within a few days.

I spoke with the title company who is still helping us wrap up the set-up of a servicing company, and she confirmed that they would be responsible for the principal / interest for Nov and Dec, while we are responsible for the escrow shortage balance (as agreed upon).Not sure how it was missed - not my favorite title company to work with.
