If you have a good relationship with a lender who has a track record of great customer service and hitting all deadlines, even better if they have a good local reputation with the listing agents in the market that you do business in, then that’s worth more than the promise of a slightly lower rate from an untested lender IMO. 

Their demonstrated experience and reputation in the industry will speak volumes.  

In regards of can I be unbiased yes I can - if you noticed I did not say anything negative at all I was noting the funds that have a good reputation.

From what I’ve seen, firms like Exeter 1031 Exchange or Asset Preservation, Inc. have solid reputations for guiding investors through the process efficiently.

I hired a contractor with a solid reputation for working with international investors, and we agreed on a total cost of $495K, to be paid in stages.

This could be a reputation and brand killer.  

All complimented with Amazon fulfillment centers, google, and more tech manufacturing jobs.The bad reputation of “Detroit” comes from OOS investors wanting sub $40,000, D class properties in poor condition, because they pencil out to 2-3% deals on paper.

I will challenge you to find a single reputable source that does not show San Diego to have achieved outstanding long term return.- I posted a recent rehab that I added half a bathroom out of existing space and the comps showed that half bathroom added $50k of value.  

Use a reputable expert like @Dave Foster and you’ll be covered.

They have other nice benefits also such as not charging for appraisals if the deal doesn’t close, a great reputation amongst local listing agents with meeting deadlines/ great customer service/ getting the job done with no b.s. and they can often close in under 14 days.
