Man, what you've got is like an inheritance - very hard to come by and practically impossible to replicate.

Again, musicians are specialists in recognizing patterns and systems and replicating them.

In the investment property we bought a massive modern original piece of art from a local artist for around $200 and it complements the antiques.I like to read interior design magazines then replicate the look for as cheaply as I can while maintaining some quality. 

I can't speak for other rehabbers, but I'd never want to live in a house that I rehabbed myself...and I certainly wouldn't be comfortable selling a house I rehabbed myself to someone else.All of my contractors have many years of experience in their areas of specialty, and to think I could replicate their quality of work after reading a book or watching a YouTube video is ridiculous.The only work I'd consider doing myself is the stuff I could pay someone $10-15/hour to do (demo, doorknobs, etc)...and I'm pretty sure my time is worth more than $10-15/hour.Just my $.02, and I know others may not agree (though I think they'd agree they wouldn't want to live in a house I rehabbed :-)...

It seems you already have taken an excellent step in acquiring income property all you have to do is continue to replicate your efforts.

That said, the one property I do still have a mortgage on is by FAR my highest cash-on-cash returning property but that's due to a confluence of factors that I can't necessarily replicate.

Find someone who is doing what you'd like to be doing (successfully) and replicate their actions.

It requires the ability to find good deals, build a team of excellent contractors, manage costs, etc, and to do it for a living you have to be able to replicate the process over and over again.

Even OJ Simpson, who visited my next-door neighbors home and replicated their rock pool, had his former residence dozed and leveled and a new structure built in its place (although no one is alleged to have died there).

I spent $800 the first time I did it, then I copied what the attorney did and replicated it 14 more times for nothing.If you contact the county recorder they may give you enough info on what the form looks like to do it yourself.
