Just frustrated with how difficult it is for people to adopt intelligence and common sense, backed by data and evidence, yet it is effortless for people to religiously embrace absolute NONSENSE.

But I have a very low opinion of guru types (high priced, lots of upselling, big promises, selling a life style in their ads more than information, etc.) 

Everyone in your phone, linkedin, FB, IG, any other databases-school-religious-frat-clubs-sports-high school-college-old jobs-current job. 

There are a lot of calculators and resources here in BP that I think can help. 2) How can you do this most tax-efficiently and 3) Does it make sense for your lifestyle.

The main players in this space are Guidance Residential and UIF, but it turns out that they may just be purchasing a Freddie/Fannie loan on the back end to finance the deal and then structure it differently for the buyer - which isn't in accordance with their religious rules.

Urban areas like Austin still attract buyers for the lifestyle and tech-driven job market.I believe more buyers will lean towards the suburban areas because of interest rates and getting more for their money.

I believe recapping my big picture goal and current lifestyle at this point will help.
