I recommend you make a video of you entering the unit and documenting exactly how it is found.

The mailers I receive for my properties are not of a high enough quality, to make me believe the sender understands what gets a recipient to even open or read the mailer, let alone respond. 

Just underwrite a refinance assuming about 30-36% of the money you will receive goes to refinance closing costs at worst, and find discounts when you can.

You can also hire a real estate attorney off of UpWork or Fiverr to review the documents and give you an opinion just to be sure.

I assume you would have to pay cash, because you have to spend all cash received to avoid taxes.
