I'm completing a Rental Calculator query form for a potential rental sale property and just wanted to know how does one come up with and determine the percentages for the monthly landlord expenses paid portion?

One thing you might want to look into is a failure to disclose un-permited, un-inspected work, you could query the building dept, get a list of permits that were pulled and closed and compare that to work the seller admits has been done.

I might also use rent.com, rentometer (but my free queries ran out), and apartments.com to investigate rents.  

This is the exact opposite situation of related queries.
