A lot of these places engage in prostitution, etc.

These could include reports of repeated disturbance of their neighbors’ peaceful enjoyment of their homes; reports of gambling, prostitution, drug dealing or drug manufacturing; damage to the property beyond normal wear and tear; reports of violence or threats to landlords or neighbors; allowing people not listed on the lease or rental agreement to live in the property; failure to give proper notice when vacating the property; or a landlord who would not rent to them again.2.

Drug dealers and prostitutes are in and out of the house.

There are many reasons these days how someone can land on that list, but who I would not necessarily think of as a risk:He may have slept with his 17 year old girlfriend, when he was 18.He may have been drunk and peed in someone's front yard and their child saw it.He could have been with a prostitute who was underage, but didn't look it or say itI have a sex offender living in one of my properties.

Lots of crime/drugs/prostitution in that part of town.

There is a refinery in my town, and not much else (unless you count drugs, crime, unemployment, prostitution etc). 

If the previous landlord allowed the tenant do do drugs and house prostitutes, you would not be able to change the lease.

Parks are recreational areas; unfortunately, different people have different ideas of what recreation means - to some that is kids playing, and others think it means drugs and prostitution.
