Does the California government believe that wholesaler activity around the fires would only produce a net-negative?

There are times when we see deals on the table that won't produce any cashflow or not enough cashflow to meet our target hurdle rate but the tax benefits or appreciation potential may make the deal attractive. 

Do not do anything that does not produce income.

I need to work on my introduction just to produce a back story to help others understand where I am. 

I did buy a website which was expensive and produced nothing, still trying to decide what to do with that sunk cost.

A $500k property should produce gross annual income of +/- $50K but can generate as much as $65-70k with the right location and amenities like a hot tub.

I’ve done Facebook and Instagram, but Instagram produces almost NO results.

But when it comes to choosing or creating investments that will produce a return along with personal fulfillment or enjoyment, then I say it definitely matters what you invest in and where you invest.  

You could also go work as a buyers agent on a top producers team and do closings that way.

Excluding the periods of “tulip bulb” irrational exuberance, a property must produce enough of a risk adjusted return to satisfy both the ROI demands of the “limited partners”, and the income/time requirements of the sponsor.
