Inspections would have prevented this debacle.

It might be worth talking to a lawyer but not sure if it's small claims or worth it.Also, you might already have all of these things but for future prevention:- smart thermostat (so you receive alerts when the inside temperature dips below whatever preset you have)- Minut (or similar device) would also alert you to the inside (and outside) temperatures; for example, I have 2 devices inside the house and outside on the hot tub deck.

Restrictions are placed to prevent potential buyers from acquiring those properties before they are disposed of by banks.

Some how if their is an accident in that tub , kiss it all good bye .  

I keep mine a little below market to prevent turnover.  

While I certainly understand the need for a company to do an audit, particularly for the REIT, I am not sure why that would slow down or prevent rent moneys being paid for rent on joint ventures.

What specifically did you expect them to do to prevent them?

If multiple people chose another house for the same reason or avoided yours for the same reason, maybe you can pivot a little to prevent that issue being a factor for future prospective renters. 

The absence of independently audited financials coupled with an abnormally high interest rate is what prevented me from proceeding any further. 

I personally feel that it is a liability people could use as an excuse for an accident they have if they are drunk.
