PPM start with "Private" and the law favors those with a pre-existing relationship.Depending on which 506(c) exemption your PPM takes, some of the ideas you listed are a violation of the law and could get you in serious trouble.

check your local ordinance as here it is 1.5 parking spaces per unit, also check the lease agreement if it does not clearly state 2 spot allowance then they arent entitled to it , so youll just want to negotiate that, but try and have the current owner do that as they already have a preexisting relationship and if you are moving in, the last thing you want is angry tenants next to you

@Kenneth Guin, I would have thought that sub2 is the DEFAULT position when buying property, meaning that it is always understood that any pre-existing mortgage would be paid out by the Seller upon closing.
