Having clear title is extremely important, but holding off on marketing the property for 1-5 days for the title company to find out if the title is clear is not a good use of precious days UNLESS you have a strong suspicion that the title is not clear.Teasing an investor with a property with a title issue is not promotive of satisfied customers.

Not too many years ago, the LAW in Omaha was (after the proper court papers and proceedings) when it was time to set them out, the landlord set the stuff at the curb--there was no requirement to protect the belongings at that point, the tenant had AMPLE opportunity to remove their precious antiquities.

In a real crisis a loaf of bread is worth more than any precious metal because, after all, you can’t eat gold. 8)

I also thing owning physical precious metals is a good investment long term.

I do think it is prudent to have at least 5-10% of your savings in precious metals though.

Last time it was a sheep investment not the livestock but a gold-ish sheep statue covered in a few fragments mother of pearl and semi precious stones ... for 6k.

I'm not a precious metals fan, but even if I were the long term chart would give me pause.

I believe you can even get precious metals though your 401(k).

Too many people in this business look up after 20 years and realize they over paid after managing debt for a bank and ikts too late because you wasted precious time that could have been spent on a beach instead.

You see 3+ billion Asians like land and precious metals and they are beginning to buy.
