Im an investor in southern il metro east area,looking to invest in st johns county possibly flagler county mainley rehab and flip we will be in the area in march do you have any recommedations on what areas is a good flip area

I've been researching this for myself and I don't think it's possible to use a USDA loan on a 2,3,4 plex.

It’s possible to start small, build experience, and scale over time.

Don't hesitate to ask questions and soak up as much knowledge as possible.

Show up at as many local meetups as you can to possibly meet the right seller, lender, or partner. 

Of course there could be some other local businesses that might would want to use or share a couple of the offices that would possibly increase revenue. 

BiggerPockets also has a calculator to analyze deals, and I highly recommend you start this as soon as possible, even if you are not ready to buy.

Just keep in mind that there are further steps you'll want to keep to minimize the possibility that your entity is ignored for this kind of personal liability (say, if you were the person who didn't properly clear snow, or if your finances and the LLC's are comingled).And I agree with @Chris Seveney, insurance may provide adequate protection based on what's available to you.

We typically buy and hold but it would depend on the numbers for this project, we'd be open to either BRRR or fix and flip so there's a few possibilities.
