They did poor due diligence and a poor business model.  

I bet they would jump on it to save the money- or simply help them with social media marketing etc.

Your best/safest bet would be a regular lease combined with an option to purchase.

But the real kiss of death was their arrival and documentation (with photos) of the poor & inconsistent cleaning.
