I use a method called Tax Sale Poaching, going directly to the property owner to negotiate a transaction, this eliminates the competition.Being a landlord is a great business, but you needs some houses to manage, and something that you need to understand, managing tenants can be challenging.

My standard is "if your property is currently listed please have your Agent call me"1) Just because it's listed doesn't mean it's non negotiable2) Maybe you can provide a buyer and split a commission 3) Gives you a chance to network and add another pro to your contacts4) Assures all involved you're not trying to poach.

The locals new when we left on Sunday night.. so poaching was a problem, along with other pilfering Riding motorcycles etc all over our ranch.The local Chapter of the Gypsy Jokers had their house right up the street from us in Cupertino , My dad march's right over there and tells them how would you like a spot in the country for free.. just care take the ranch.Bunch of them moved into the Caretakers house along with their old ladies.. and the poaching and thievery ended...
