Just don’t fake it, it’s way too obvious, super easy to get caught, and they can catch you in 2-5-10 years, and you’re guilty for all those years.

Mississippi's eviction process is not over-complicated but you do have to write out your own affidavits and pleadings so I strongly encourage you to line up someone to prepare these filings for you ASAP.

@David Bennett I am guilty of being the ‘nice and forgiving landlord’ in this circumstance and letting the behaviour repeat so I’m taking it as a learning lesson that being kind and cordial is always a good thing - cause I really do love the people aspect of owning rentals and providing people a nice safe home to live in - but don’t appreciate being take advantage of :-)

Fire them, they failed at one of the most important parts of PM - collecting rent.Be very careful about taking steps to get them out, in Virginia if you do something like try to force them out you can be guilty of "self help eviction" which will cause the sheriff to halt their work and will get you into legal trouble.Cash for keys has worked for me in the past but it isn't guaranteed.

Found out one of mine died and went to Jefferson county and tried to ask/plead for them to void the sale and was told that they don't void them for that reason because the person has heirs.Also tried to get it voided on another property & that request was denied.
